1. What is a fard of land, and how can I obtain it from the Arazi Records Center (ARC) in Punjab?

To obtain a fard of land from the arazi records center in Punjab, you need to visit the nearest arazi records center with the required documents such as a copy of the registry, mutation Copy, and a valid ID card. Firstly, you have to get an appointment through a call on 042-111222277 or the link Book Appointment. Secondly, you will approach the center and get a token. When it's your turn, you will get a challan for the fee, and after depositing it at the bank counter, you will receive the fard from the ARC.

No, you do not need an appointment to obtain a fard for surety to be presented at a court of law.
4. Can I get Fard through Power of Attorney?
Yes, it is possible to obtain a fard through a Power of Attorney (POA). To do so, you need to submit an attested copy of the POA at the ARC. The ARC will verify the POA from the concerned sub-registrar, and upon confirmation, the fard will be issued to you.
5. What is Procedure of oral Mutation Bai Zubani at ARC?
For oral mutation of land from the arazi records center in Punjab, both the seller and purchaser need to visit the nearest arazi records center with the required documents, such as a copy of the registry, mutation copy, and a valid ID card.To begin the process, you need to schedule an appointment through a call on 042-111222277 or the link Book Appointment. When you arrive at the center, you will receive a token and wait for your turn. 0nce it's your turn, you will provide the necessary information to the SCO. The mutation will be entered, and a challan will be issued to you with a date for recording the statement of parties. On that date, the seller and purchaser, along with two witnesses of the estate, will need to be present.The statement will be recorded by ADLR/LRO, and the mutation will be passed.
6. What types of fee are applicable on oral mutation of sale at ARC?
There are four type of fee applicable on oral Mutation of sale.
1. Mutation fee: 3%
2. District Council Fee: 1%
3. FBR advance tax at purchaser: 2% Filer, 7% Non-Filer
4. FBR Gain Tax at Seller: 2% Filer, 4% Non-Filer
7. What is procedure of Inheritance mutation at ARC?
In case of inheritance mutation, any legal heir can approach the ARC with the required documents, including a death certificate, FRC form, an affidavit, property details, CNIC copies of all legal heirs, and an application in the name of ADLR/LRO.The mutation will be entered, and the file will be forwarded to the field revenue staff for Shajra Nasab. After receiving the field verification report, the inheritance mutation will be attested at the ARC.
8. What is procedure of mutation of Registry at ARC?
Firstly, you have to get fard from ARC as per SOPs and then approached to Sub Registrar with desired drafted document. Once document get registered, its mutation is entered at ROD branch at Sub Registrar office. Afterwards, its mutation is attested by Sub Registrar or ADLR/LRO.
9. What is procedure of incorporation of Stay Order at ARC?
You have to provide latest attested copy of court order with an application for incorporation in system. ADLR/LRO will marked it to SCO and who will entered it in system.
10. What is procedure of vacation of stay order?
You have to provide attested copy of court order at ARC . which will be verified from concerned court and afterward stay order will be vacated from record.
